Timbuctu is a community governed by a Homeowner's Association. Sellers of a lot (or home) that is located within a community governed by a Homeowners Association such as Timbuctu are required by Virginia law to provide a potential buyer with a Resale Certificate which contains the community's governing documents, rules, assessments and other important documents. Sellers are required to certify that the buyer was provided with the Resale Certificate prior to closing.
In self-managed POA's (like Timbuctu), fees for resale certificates are due when the certificate is ordered. The seller may pay the POA by cash, check, zelle, or certified funds. We can also investigate payment by credit card on a case-by-case basis, but the credit card processing fee would be passed on the the payer. In Timbuctu, the fee is currently $150 (for electronic copy, i.e. pdf) or $200 (for up to two hard copies).
To begin the process, please download the Timbuctu Resale Certificate Request Form & Invoice below. Email the completed form to [email protected] and mail the payment to: TPOA, PO Box 117, Wise, NC, 27594. Upon request and receipt of payment, the POA has 14 days to deliver the Resale Certificate.
In lieu of the seller, real estate agents have the authority to obtain the certificate from the POA and deliver to a potential buyer on behalf of the seller. To expedite the process, or for questions, please email us at [email protected] and we will get back to you as soon as possible.
Please use the VA Realtor Purchaser Resale Certification Receipt Form (copy below) to certify your buyer's receipt of the resale certificate. You can update the downloaded form with the property's address and lot number before printing the form to complete the rest of it.
